With so much at stake, foreclosure is never a good thing for anyone involved. Since commercial real estate foreclosure doesn’t involve someone’s personal home, it is sometimes seen as a lesser deal than residential foreclosure. What many people don’t realize is that after the commercial real estate foreclosure has gone through, personal residences may be attached with liens to cover any additional money still owed to the bank or mortgage lender. The commercial loan foreclosure is never a laughing matter as they can even garnish your wages for the next several years in an attempt to get their money back.
Obviously, it is in your best interest to avoid commercial real estate foreclosure no matter what it takes. State laws dictate how long a foreclosure process may take, so you need to do a little research and find out what you state law says. You basically have until the Sheriff’s completed sale to save your property from foreclosure. Whether this is through a repayment plan or bringing the loan completely up to date, something needs done and it needs done fast. The longer you allow the commercial real estate foreclosure process to continue, the more attorney fees that are attaching to your loan.
Additional Options
Asking for outside help to get out of commercial real estate foreclosure may become necessary when you can’t get adequate funds to save the property yourself. You should be able to find some programs to look into for this sort of help. With the breech of contract letter that your mortgage company sent you, there should be a list of a few government or non-profit organizations that you can call. You may or may not be qualified to receive help from these places, but it won’t hurt to give them a call.
You might be tempted to ask friends and family to help raise the money somehow, but make sure you can pay them back before going there. Some of them may be perfectly willing to give you a helping hand if you just work up the courage to ask. They may understand your troubles with the commercial real estate foreclosure process and want to help you see it through. You must set aside your pride and feelings and get the job done because there won’t be much time to find a solution. You don’t want to drag out the pain here, so get the work done and move on with your business.
